Role Overview:
The Residential Property Manager will play a crucial role in delivering exceptional service to clients. This position demands a proactive, solution-focused individual capable of thriving in a bustling office setting. This is a 'Tenancy' position, not a 'Block' Property Management position.

Key Responsibilities:
- Tenancy Management: Oversee all tenancy administration aspects for landlords, ensuring compliance with lease terms, statutory requirements, and internal procedures. Serve as the primary contact for tenants throughout their tenancy lifecycle.
- Reporting: Prepare and present regular performance reports to stakeholders.
- Tenant Relations: Address tenant inquiries and requests promptly, ensuring high levels of satisfaction.
- Financial Oversight: Track rental payments and manage arrears efficiently, implementing timely follow-up actions.
- Maintenance Coordination: Identify and address maintenance issues, liaising with contractors to obtain competitive quotes and oversee necessary repairs.
- Move-Out Management: Coordinate tenant move-outs and facilitate utility transfers seamlessly.
- Property Preparation: Prepare properties for re-letting in collaboration with the Lettings Team, ensuring readiness for new tenants.
- Performance Optimisation: Work towards achieving optimal results in new lettings, occupancy levels, and lease renewals.

Qualifications:
- Licensing: Must possess a relevant PSRA C licence.
- Experience: Minimum of 3 years of direct experience in residential tenancy management.
- Legislative Knowledge: Strong understanding of landlord and tenant legislation, RTB regulations, and statutory property obligations.
- Communication Skills: Exceptional verbal and written communication abilities, with strong negotiation skills.
- Technical Proficiency: Proficient in Microsoft Office Suite, particularly MS Word and Excel.
- Client Engagement: Demonstrated confidence in engaging with clients and tenants both in person and over the phone.
- Relationship Building: Ability to cultivate long-term relationships with landlords and tenants.
- Work Ethic: A proactive approach with attention to detail, capable of working independently while contributing to team goals.
