Role Overview:
As a Block Property Manager, the primary responsibility is the efficient management of common areas within high-quality residential developments, including those subject to MUD Act requirements. Key duties include:

- Overseeing the management of residential developments to maintain high service standards.
- Implementing planned preventative maintenance schedules with the assistance of a dedicated Block PPM Co-Ordinator.
- Managing reactive maintenance requests and coordinating necessary works.
- Overseeing budget preparation, expenditure tracking, and financial management.
- Engaging with and managing contractors to ensure cost-effective, high-quality service delivery.
- Conducting regular site inspections to ensure compliance with property standards.
- Assisting with insurance claims and renewals.
- Liaising with Tenancy Managers to enforce House Rules and address breaches professionally.
- Monitoring energy consumption and supporting sustainability initiatives.
- Preparing for and attending Owner's Management Company AGMs and client meetings as required.
- Ensuring timely implementation of Health and Safety actions identified in audits.
- Collaborating with General and Property Managers to ensure budget adherence.
- Managing services and facilities operations across designated developments.
- Providing Out of Hours emergencies Helpdesk Support when required.
- Managing all contractor-related documentation and delivery, including permits to work, RAMs, tenders, health & safety, SLAs, SOPs, and financial reports.
- Liaising directly with clients and preparing monthly and ad-hoc reports as per client requirements.

Candidate Requirements:
- Minimum of 3+ years of experience in block property management.
- Valid PSRA D Licence (essential).
- Strong knowledge of the MUD Act and statutory property obligations.
- Excellent communication, negotiation, and stakeholder management skills.
- Proficiency in Microsoft Office, particularly Word and Excel.
- Highly organised, detail-oriented, and capable of working independently.
- Ability to multitask and work effectively in a fast-paced environment.
- Full driving licence and use of a car (required).
